From various reading I've done on similar relationships between clubs a big part is open communication between the clubs.
The idea of a team having first refusal on a player is complete nonsense.
Real Madrid have a lot of talented young players that cannot inot their first team squad. A year in the Prem with a team giving regular communication on how well they're doing is excellent for development.
Clubs spend big money on players of the right ability but they have a problem with knowing the character of the person. Teams have spent in the past on players with ability but not the right characteristics to settle into the new environment.
Real Madrid will have gained a pretty good idea of Bale's character and if they buy him they will know what he requires to settle into Madrid. Bale won't be going to the great unknown either as he will have more of an idea of how the club is run.
Then there's the friendlies, coach exchange etc.
