EXCLUSIVE: Why The New Stadium Has Stalled

Posted by: Harry Hotspur March 26, 2014 in Tottenham Hotspur 4 Comments

My thanks to a relative of family that own Archway Sheet Metal for getting in touch.

My take on this whole business is that nobody from Archway can recall the time that they placed a note on the gates of this business, saying “We’d like to relocate – tenders welcome.’

Of course, nobody can remember that happening, because I just made that scenario up.

Where we are at with this is that Archway have lost their appeal against the CPO and it has cost them a packet. The grim reality of the protracted litigation that Archway has been forced to undertake, simply in order to protect itself from ENIC, has left the business with legal costs in excess of £500,000.

My understanding is that the family are now exploring other routes in order to safeguard all that they have achieved.

Another option are the European Courts, but again, this will incur phenomenal expense.

What was offered by ENIC was manifestly inadequate. The family voted, and the vote was in favour of standing against the assault upon their business.

The head of the family is a 70 year old gentleman who, quite frankly is utterly disinterested in applying for a loan in order to relocate his business.

Wha? A loan? I here you say… but surely these Archway mob are on a Lottery Win here? Surely the only worry this lot have is what colour Ferrari to order?

Heh.

Please.

Stop.

The deal that Archway have on the table at the moment from ENIC is the relocation of the business to a block of land that ENIC own further down near the North Circular, with all costs covered plus planning expenses paid to build a new factory.

BUT.

Archway would then have to fund the cost of building a new factory and all other associated building works costs, from scratch. This is a huge amount of money.

Yes, the land being offered is significantly bigger than where Archway are, but how does that benefit them when they’re faced with a well of debt in order to just reproduce what they have currently? The offer isn’t bad, but Jesus wept, it isn’t good.

A Ferrari? With ENIC writing the cheques, this lot will go from owning a modest, happy going family concern, to scanning the local paper for deals on previously enjoyed Micras.

The family that own Archway are in actual fact, quite possibly, precisely the type of people that ENIC and THFC and Boris have all referenced in their new world order for Haringey. Hard working types who will play their part in the regeneration of the community.

So what do ENIC have planned for Archway Sheet Metal works?

Yup, you got it. A Levyesque deal that leaves them worse off than they were, before they met them.

In this instance is he full of shit. Surely that's the question.
We had ITK on Friday that had to be deleted because the ITK'r inadvertently revealed their identity that directly contradicts the tale told by Harry Horseshit.
As we all know the Club are awaiting a CPO regading Steel Archway. The Club also upped their offer to them to vacate to around £3.5m.
You can't appeal a verdict that hasn't been made and a mate at CBRE believes there would be a lot of "goodwill" in a bid like that for the Archway SM site.

Oh and also, it's a huge story so if there had been a verdict on the CPO wouldn't it have been widely reported in the press?

If what Harry Hotspur claims about Spurs' offer to Archway was true, then I find it impossible to believe that Archway wouldn't have won their appeal against the CPO.

So, at best, I would say that this story contains half truths and that this Archway family member has conveniently omitted a number of facts about the offer (and about Archway's own actions since first being made an offer for their property) which would paint the whole affair in a rather different light.

I came across these stories/links. They have updated Stadium (and surrounding area) design pics, and are well worth a look, if you're interested. Scroll down through them...

http://haringey.gov.uk/tottenham_summary_pdf_web.pdf

Then there's GREAT DETAIL in this link. Again, scroll down, 3rd pic from bottom is very nice.

http://haringey.gov.uk/tottenham_srf.pdf

And here's a lovely insight about the local Tottenham residents helping to get this stuff finally sorted.

http://haringey.gov.uk/index/news_and_events/latest_news/thousands-help-shape-tottenhams-future.htm

'Apparantly the club are hopeful a new planning application will not be needed, the kop feature will stay and I am lead to believe there may now only be corporate facilities in the East and West stands though I expect there to be lots. Capacity aim is the same ie 56,000 to 60,000.

NFL team is still very much on the cards though the only effect this will have on design would be the pitch and the design as previously reported'

From Standard.co.uk:

Tottenham Hale, in the south-east corner of the area, is to get an even bigger Tube and rail station while, to the north, White Hart Lane's £430 million football stadium will take bulbous shape by 2016 alongside the bulk of the recently completed Tottenham University.

NOTE THAT DATE FOR THE STADIUM!!

Landmark new station at Tottenham Hale...

http://www.tottenhamjournal.co.uk/n..._hale_station_plans_get_green_light_1_3423660

Then Stadium ITK fella, Edmonton, was in a conversation and had this to say....

Edmonton: Actually there has been quite a bit of progress this week some very significant but after yesterday and with Sunday coming none of us care any more.

Someone: If I'm reading the Brentford thread correctly I believe that Eric Pickles had to sign off on their plans. If that's the case can we assume that he's getting closer to making a decision on ours?

Edmonton: Another month but that won't be the end........

This is a pic of the completed Sainsburys, and the college on top (it's not pretty from this angle)

http://imageshack.com/a/img21/2069/89kt.jpg

And this angle does it no favours either..

http://www.tottenhamhotspur.com/upl...730b.jpg?n=4401&targetTypeID=HighResNewsImage

MORE ITK.....

Capacity about the same. 56-60k
Waiting for CPO although we increased our bid for the land.
Confident to start this year. Finish 17/18.
Slight change to design with more glass.
Possible move to Upton Park or Wembley to finish stadium early.

Like I said, take a look, scroll through the info, there's some great stuff in there. Cheers all. COYS

That was ALL pretty much taken from here. Nothing new there, I don't think?

EDIT: Or from Skyscrapercity, which ends up on here, or has ended up on here.

Also in today's Standard was some talk about Crossrail 2, from Tottenham to Wimbledon. Having looked at the proposed route, if it went ahead it would stop at Tottenham Hale.

I've tweeted Boris Johnson to ask him if it could incorporate a station at Northumberland Park, under the guise that it would help regenerate an area in need of regeneration. Whilst I really mean can they incorporate a station nearer to WHL (or the new WHL) to improve transport options.

I doubt I'll get a response, I doubt even more funding for Crossrail 2 will ever happen in my lifetime, let alone any lobbying to get a station at Northumberland Park to be incorporated into any plans, but felt there's nothing to lose by tweeting.

Who knows, if enough people support it, or tweet Boris, it may gain some support.

I've tweeted David Lammy as well.

I posted this on Skyscrapercity & got this as a response.......

Check out page 13, fourth paragraph of this Haringey document:

http://haringey.gov.uk/tottenham_srf.pdf

Suggests that it very much is the plan, if Haringey have any say in the matter, for Crossrail 2 to stop at Northumberland Park.

Hi coopsieyid,

Yes your right and appear to be the source for most of this!!

I hadn't realised this thread existed - I saw the article on vitalfootball and copied and referenced it as a new thread in Spurschat - to share the info.

Mod's spotted my mistake and copied into this thread.

Also this from Skyscrapercity

And Edmonton on COYS says "I do know something of the history and large parts are not true. Best if I leave it at that."

No worries from my side buddy. All I do is try and keep as many fellow THFC supporters as possible aware of anything I come across, that they may not know themselves. Many on here are brilliant for 'whoring' themselves to find Spurs related info, without them it would be bloody hard to know anything at all about what our club is up to.

A bit more from Skyscrapercity, not sure if it'll be of any use, but will happily remove it if you guys want me to. First bit was somebody responding to the 'story' from that Harry Hotspur plank............................................

I don't believe a word of that story. For starters why would a relative contact him with an exclusive and not the regular press?

And we know that Spurs have made provision for relocating Archway Steel. They got planning permission for 500 White Hart Lane back in May 2010 and then had an revision for expansion approved. They certainly haven't planned to leave them with no where to go.

Spurs have been busy with ancilliary planning permissions. As well as Archway Steel they built something to move the Jehovah Witnesses from Kingdom Hall (links to planning applications - here ).

Then there was this.........................................................................................................

This nonsense-on-stilts PR garbage makes me very angry.

And very ashamed. Because I've been a councillor for sixteen years, representing Tottenham Hale ward - near the centre of the riot.

And very disgusted because what passes for leadership of the Haringey Labour Parties continue to put out these half-lies, false promises, propaganda and absurdities just before a local election. Pretending that a plan for developers bears any relationship to the changes needed to respond to the problems shown by the riot.

And sick at heart because this is a fraud and a confidence trick on us, the local people; my neighbours and friends.

The best thing for tottenham would be more local jobs and infrastructure.

What would alan prefer? It's not like the rest of the city has been immune from regeneration. The whole of london is getting a revamp that is generating money across the country.
