Anyone a little worried on the cost and possible detriment to team ?

Like I say, if we have a decent team we will fill it.

I hope the debt we take out we mortgage to 25 years - there is no need to have it all paid back in 5 years.

On a side note the west ham fans are going mental.

Where they have said that season ticket holders can introduce friends and buy up to 3(4?) season tickets the second band ticket holders are getting pushed up into the upper tier. One ticket holder who has a seat in row 18 at the bolyn got offered a seat in row 56 at the os.

As it is only a £10 deposit they are not sure if these newbies will even pay for the ticket. Many current season ticket holders are telling the club to stick it. A right mess.

Excellent. I'd love to get insurance to get our contractors to stop jobs over-running. Think they need to pay out as compensation maybe £10k per week per £250k of job size.....and incidence of overrunning is about 70%, with overruns of 4 weeks about 50% incidence, overruns of 8 weeks about 15% incidence.

I'd sure your underwriters could put together a brief proposal to the contractors.

Wed just need to 'stress test' the insurers balance sheet (and its reinsurers to ensure they could sustain a 1,0000% claims : premium ratio

Insurance is just glorified gambling. For every insured that claims, x amount don't. We just gamble the figures work out at the end of it.

Insurance for that risk has always been unavailable. I would suggest that this is because the risk is so high that the premium would be farcically large and no one would opt for the insurance. There's no market for it at a realistic price.

The whole construction industry lives in something of a fug of self-delusion on two issues: 1) completion of construction on time and 2) rectification of defects following completion. I have been known, from time to time, to give iconoclastic lectures and training sessions on these topics... ;). Everyone nods enthusiastically and then goes back to work and ignores everything I said.

Not sure why the club would lie about it.

I'm sure no one's lying. They're parroting the advice given to them by their paid consultants.

But the consultants will have been told by their bosses (in a bullying tone of voice) "You will find a way to get this done in XX months and we will have the client back into the new stadium by the start of the following season, or your job's on the line".

So they come up with a programme that achieves that, by making every possible hopeful/optimistic assumption they can scrape together. That becomes the official timetable and gets promoted to the media.

And then, when the build starts to run a bit late, the executives brief the PR wankers to assure the public that everything is running right on schedule (or that the lost time can be recovered). And they keep that up right until about 2 weeks before the original completion date. Then everyone ducks. And makes excuses. And blames someone else.

I'm not being cynical. Not even a little bit. This is exactly how it is, on at least 75% of building contracts, large and small. It's a dance of bullshit and all the parties play it out, parodying their traditional roles, including the ritual avoidance of blame. The whole construction industry colludes to perpetuate this nonsense and they pretend it's a normal, sensible way to run an industry.

Almost no one ever points out the naked emperor. I do. That's one reason I ended up as a freelance consultant "Mr Fixit" instead of a CEO. I piss way too many people off.

I play a little game every time I see a spam or wtf rating, I have a look to see who gave it. Very rare its someone who posts. 9/10 times its some anonymous bell end. Sometimes its an accident. It is a bastard on a phone when you have fat fingers.
I was outraged that some twat had given a neg rating on someones post once but when I looked at list to see who'd done it I saw it was me lol.

We've been paying for it and our training ground for the last 6 years. Some of our fans have the hump with levy for not speculating to accumulate by buying players. But i think it is great credit that we have managed an almost £0 net spend while paying for it and yet remained competitive on the field.

Once it is built and we are receiving the extra revenue, i really think we can rise to the next level.

I don't do neg reps and I always assume if I get one it's accidental, after all, who could possibly dis me.
As for the stadium costs I think we need to remember that the cost of the build is maybe four or five times what we will bring in a year whereas the emirates was probably at least ten times and that may be the difference on how it will affect our transfer kitty.

Think that Levy is a lot shrewder than we give him credit for, personally,with this cornerstone sponsorship and the NFL(NIKE) at the NEW stadium, me thinks that most of the build will be paid for,then to add to that the new TV rights!!!
Just need to confirm Wembley for our short stay away.

i think Lord Sugar should make this one of the tasks on the next series of the apprentice: how many West Ham fans can you convince to pay to sit 50 yards from the pitch to see West Ham lose.

No idea how our build schedule compares to other new stadia erected in the UK in the past 10-15 years but how many of those have overrun?

Are there not serious penalties for delays in construction contracts, which the various parties
blame on each other and often result in protracted disputes? this is such a high profile project i think mace and others will be pulling out all the stops to preserve and enhance reputation.

Im not from the industry as you can tell but have sat through stacks of presentations to prospective clients bythe llikes of populous, mace etc.

Snippett from a mate still in Seoul who'd know. LG possible for shirt sponsor in the future, but highly unlikely for stadium. Looking at friendly in Korea in Summer of 2017, not at end of this season, which I'm surprised by...

Our current youth development program has been set up to counteract the effects of the stadium build.

On current performances, not spending and introducing youth doesnt scare me
