They didn’t make that much in comparison to what the development will be worth. Something dodgy has likely gone on with that. I think they got £35m for the land. Some went back into club some they pocketed.

At the turn of the year, WHU were @ £100m in debt.

Around £64m is loans from 3 shareholders (2 of which are Gold and Sullivan) and a further £32m owed in transfer fees to other clubs.

HPE released a new feature on the stadium with some new shots of the exterior, plus some glimpses into what the broadcast rooms and the offices look like.

WH's model for the last doG knows how many windows is basically gambling upfront with the TV monies they haven't yet gotten, sadly it hasn't yet bitten them on the arse, it's partly why I was really pissed off a couple of seasons ago as the 4 points they got off us basically kept them up  (Gerald the gorilla doesn't even begin to cover my frustration) they would have gone down with Sen Coe's shifty elephant as well)
Anywho wrong thread for them. I apologise :bag:

They're extending a couple of areas I think, 1882 is getting finished properly, players family area (all things that were planned or feedback from the 5 games and test events, snagging) think it's things like that.
Of course if you believe a certain rag we're taking a bulldozer to it, knocking it down and starting again because it's sooo error strewn

Glad to hear they're making some amendments to the upper decks. The pinch point at 530 needs resolving.
I'd love for their to be walkway from South upper to East as well but that would eat into the 1882 area.

What is parking like on non match days?

When I did a tour of Old White Hart Lane we were able to park right next to the stadium. Is that possible with the new stadium?

Sorry if it's already been answered (I don't remember seeing it being mentioned before).

Someone's on a wind up :bag:

If true it further explains why NFL isn't for me, if there's time during a match to get a swim in then the event itself must be a bit kak dull if supporters would rather do something else whilst they're there! o_O

Was posted on skyscraper city from someone that went on a private tour. Seemed a pretty sensible post with few other bits seems a bit of an odd thing to make up. The stadium was built obviously with NFL in mind. Every newly built NFL stadium has a party deck, so doesn’t seem that far fetched to me. They only said it’s been built into the design and may at some point be used. The lot of skyscraper city pretty much know every nut and bolt of the stadium, so if it was outlandish I’m sure someone would have called it out but they haven’t.

The downside for them is that they have no asset. They don't own anything that is worth money. Tottenham has a huge pile of borrowing to pay off, but once we've done that, assisted by the receipts from the residential development, one hopes, we'll have a property worth millions, along with many other property assets in the neighbourhood that are worth further millions. West Ham just have an ever-depreciating lease.

I often wonder if WHU could end up homeless at the end of this. In 90-odd years time, can the stadium owners decide to just demolish the place and build housing? If they did, can you imagine the chance that WHU would be able to find enough space for a stadium anywhere close to Upton Park? I can't imagine there will be any space anywhere and prices in 90 years will be mind blowing.

Even if they don't, surely at the renewal, the owners have the club over a barrel. They can charge anything and the club would have to pay it. What choice would the club have?

I suspect the club's hopes are that they cab eventually buy the property if the council get desperate enough for money but this isn't guarantied.

There’s no way the West Ham deal will last the 99 years. Didn’t read the detail but briefly saw yesterday that athletics could move to Birmingham as it’s major home. There’s also the fact that I think we will take a lot of their summer concert business and E20 go bust. It could work out well for West Ham as they may get the ownership by default. Who knows anything could happen tbh, but I’d be very surprised if the deal lasted more than another 10 years in its current form. I think Wembley has been around about 15 years and already needs major repair work. The LS will need the same in 10-15 years on a bigger scale I’d guess and who’s paying for that ? I certainly wouldn’t like to be in West Ham position long term.

The first point in bold depends on the terms of the grant of ownership to the present landlords. The entire fiasco of the "bidding" process was based on the Olympic Committee's requirement, their insistence that the use of the stadium for athletics should be locked into the site in perpetuity. What I don't know is 1) whether that runs with the land, whatever building is on it and 2) how long "perpetuity" is. WHUFC's lease will be subservient to any covenants on the land to use it for athletics.

The second point depends on the terms of WHUFC's lease. It is not necessarily so that the owners could charge anything at renewal. There may be formulae linking the rental at any renewal to the current arrangements, or to a reduced percentage of market value, or all all manner of tweaks and wheezes. Or there might not be - I'd have to see the lease.

There’s no way the West Ham deal will last the 99 years... I’d be very surprised if the deal lasted more than another 10 years in its current form. Again, who pays for major repairs depends on the terms of the lease. The Freeholder would normally have to carry them out than then could pass along the costs to all of the Leaseholders as service charge. But WHUFC may (or may not) have negotiated away some or all of their liability to pay for repairs into the lease, as they will have been well aware of its short-lifespan design. Again, one would have to see the whole lease.

What specifically are they doing? Surely they can't be changing the structure to increase the size of the concourses?!
